The problem

Stop chasing deals through spreadsheets

A fast market punishes a slow process.

01

Leads scattered across email and text

Addresses arrive from wholesalers, agents, and driving for dollars — then live in three inboxes, a notes app, and a group chat. Good deals go cold while you look for them.

02

No repeatable way to compare exits

Each deal gets underwritten a slightly different way, so a flip and a BRRRR never sit side by side on the same assumptions. You end up guessing which exit is actually the strongest.

03

Financing conversations start too late

By the time you know your numbers, the lender conversation hasn’t started. Terms arrive after you’re already committed, and the deal’s margin absorbs the difference.

How it works

From lead to keys in six clear steps.

01
Capture the lead

Drop in an address or paste the details and the deal enters your pipeline with a record you can return to.

02
Confirm the assumptions

Review comps, rehab budget, holding costs, and financing terms — override any default with your own numbers.

03
Compare every exit

See flip, wholetail, BRRRR, rental, wholesale, and multifamily outcomes built from one shared set of inputs.

04
Send the offer

Convert the winning scenario into a clean offer with your price, terms, and contingencies already populated.

05
Get it funded

Package the underwriting summary and request an introduction to a third-party lending partner in your market.

06
Close with discipline

Track diligence items and dates through closing so the deal you underwrote is the deal you actually buy.

Underwriting engine

Your complete deal acquisition system

Everything between “send me the address” and “clear to close.”

Underwriting engine

One input set drives every scenario.

Your numbers stay consistent across the whole deal — financing, points, interest, contingency, closing costs, carry, and cash invested included.

Deal pipeline

Every lead in one board.

Stage, next action, and the date it last moved — all in one view.

Buy-box discipline

Offer execution

Offer straight from the analysis.

Generate an offer instead of rebuilding numbers by hand.

Financing readiness

Know your leverage first.

Loan-to-ARV, debt service, and cash-to-close surfaced before you talk to anyone.

Capital desk

Introductions when it clears.

Request an introduction to a licensed third-party lender once a deal clears underwriting.

Stress testing

See what breaks the deal before the deal breaks you.

A deal that only works in the base case isn’t a deal — it’s a bet. FlipRight Analyzer™ re-runs your numbers against the conditions that actually show up: an ARV that comes in ten percent light, a rehab that runs twenty percent over, a hold period that stretches an extra three months, and the worst case where all of it lands at once.

  • ARV decline — what a softer resale market does to your margin
  • Rehab overruns — the scope creep every contractor eventually finds
  • Extended hold time — carry costs, interest, and a missed season
  • Worst case — every downside stacked on the same deal

Capital desk

Funding is part of the deal, not an afterthought.

When a deal clears your underwriting, you can request an introduction to a licensed third-party lending partner without leaving the workspace. Your saved numbers, borrower profile, and transaction notes travel with the request, so the first conversation starts with real figures instead of a rough description. FlipRight Analyzer™ is not a lender and does not make, arrange, or negotiate loans — every credit decision belongs to the lender.

The details investors ask before they start.

Short answers. If yours is not here, the in-app assistant answers it in seconds.

How long does it take to underwrite a deal?

About five minutes. Paste a listing, confirm the property facts FlipRight pulled out of it, set your financing assumptions, and you get projected profit, maximum allowable offer (MAO), a deal score and grade, every exit strategy side by side, a downside stress test, and a path to offer and lender introduction.

Which exit strategies can I compare?

Retail flip, wholetail, wholesale assignment, BRRRR, and long-term rental hold are all priced off the same property and financing assumptions — so the comparison is apples to apples instead of five separate spreadsheets.

What acquisition structures does it handle?

Standard cash or hard-money purchases, seller financing (down payment, note rate, amortization, interest-only period, and balloon), value-add repositioning, and distressed acquisitions with deferred maintenance and risk contingency. Each structure changes the math, not just the label.

Do I have to use your assumptions?

No. Your Buy Box sets ARV range, maximum repairs, minimum profit, bed/bath/square-foot requirements, and target spread. Your profile sets default lender terms, closing costs, commissions, taxes, insurance, and contingency. Every analysis is scored against your standards.

Where do the comps and ARV come from?

FlipRight pulls recently sold comparable sales near the subject property, scores each one for similarity, and suggests an ARV you can accept or override. Comps and photos attach to the report, and you can add or remove comps manually on any plan.

Is my deal data private?

Yes. Every deal, contact, photo, and document is scoped to your account at the database level. Teammates on your Pro workspace share your pipeline; nobody outside it can see your data.

What is the difference between Starter and Pro?

Starter is the full deal acquisition system for one user: lead capture, single-family through multifamily underwriting, the pipeline, Buy Box, checklists, branded reports, automated comps, the CRM, Gmail and SMS automation, offer sending, and lender introductions — 25 deals a month. Pro adds every commercial asset class, unlimited deals, commercial exit strategies, the AI deal assistant, and 3 seats.

Can I add my team?

Pro includes a shared workspace — you plus two teammates on one pipeline, contact list, and reporting set. Seats are managed from Account → Team. Larger teams can contact us for a custom setup.

Can I cancel or switch plans later?

Any time. Switch between Starter and Pro from Account → Plan & billing, or cancel there. You keep access through the end of the period you already paid for.
